With an affordable housing funding deficit of over 1.4 trillion USD in Sub-Saharan Africa, we structured the Real-Estate Debt Fund to meet the unique diversification needs of global Institutional Investors as well as to address the major housing shortage crises faced by most African countries, due to high population growth and rapid urbanisation. Urban habitation is expected to double to about 1.2 billion by 2040, with about an additional yearly influx of 4.5 million new residents in informal settlements, most of whom cannot access mortgage loans due to inefficient financial systems.

Having identified this unique growth opportunity in the African real estate market we are leveraging the expertise of local mortgage fund managers and banks to administer resilient mortgage loans in the region. Our providers of capital stand to benefit not only from the stable growth in their respective portfolios but also from the highly uncorrelated cash-flows thereof, to provide significant diversification benefits.

We provide our asset managers with the necessary infrastructure: Credit Rating, Report and Risk Management tools, Sales and Marketing infrastructure as well as real estate development support.

Fundable Project Criteria

We seek to invest in environmentally sustainable, utility-independent, yet affordable commercial and residential real estate projects.

  • Minimum debt financing volume of 30 Million EUR
  • Equity investment of at least 30% of total investment volume
  • The project must be situated in a fast-growing urban city in Africa
  • Feasibility studies, permits, and architectural designs must be complete
  • Self-Sustaining utility infrastructure – water, electricity, and heating
  • Waste management and maintenance operations in place
